The bathrooms we see around Dallas fall into a few familiar patterns. Suburban homes from the 1980s through the 2000s often have a large primary bath built around a corner garden tub, a cultured-marble vanity top, a small fiberglass shower and a soffit over the vanity. Older homes in established neighborhoods tend to have compact bathrooms, original tile and sometimes pier-and-beam floors.
Beyond the floor plan, the local conditions shape the details:
- Moving slabs. Clay soils swell and shrink, so tile floors get crack-isolation membranes and proper movement joints.
- Hard water. Mineral spotting on glass and fixtures influences glass coatings, finish choices and cleaning routines.
- Heat and humidity. Exhaust fans are sized to the room and ducted outside, not into the attic.
- Hard freezes. Plumbing on exterior walls is insulated or relocated when a layout changes.
What a bathroom remodel costs depends on decisions you control

What does a bathroom remodel include?
It depends on the scope you choose. A full remodel usually covers demolition, plumbing and electrical changes, waterproofing, tile, the vanity and countertop, the shower or tub, glass, lighting, ventilation and paint. How do you price a bathroom remodel?

Do I need a permit to remodel a bathroom in Dallas?
Cosmetic work often doesn't need one, but altering plumbing, electrical or walls usually does. Requirements vary by city, and Highland Park and University Park run their own building departments, so the rules are confirmed for your address during planning.
